Location: Millersville, PA
The project included site planning and engineering to develop plans for a multifamily community integrated with an 18‐hole golf course. Work included site analysis and subdivision plan processing with various required DEP and Army Corps of Engineers permits for stream relocation, floodplain encroachments and wetlands mitigation.
Crossgates golf course/residential integration required thorough analysis of the site to determine areas suitable for housing that would not interfere with the installation of a prolevel golf course. The final plan interlocks both major elements of the design, capitalizing on significant elevation differences throughout the site, preservation of vegetation and enhancement of panoramic vistas from and into the site.
